Why Florida payments can change
Your loan servicer estimates the year’s insurance and tax bills, divides them by twelve, and reviews the account once a year. If the insurance premium or the tax bill went up, your payment can go up too, even on a fixed-rate loan. The principal and interest stay the same; the escrow portion moves.
What to check before you buy

Ask how property taxes may change. A purchase can reset how a home is assessed, so the seller’s current bill may not match yours.

Find out if the home needs flood insurance. Lenders typically require it when the property is in a high-risk flood zone.

Do you have to use escrow?
Some loan programs require it, and on others it depends on the down payment or the lender. If it is optional for you, you can pay taxes and insurance directly, but then you must budget for large bills that arrive once or twice a year. Ask your loan officer which applies to your loan.
The annual escrow review
Once a year the servicer compares what it collected with what it paid out. If there is a shortage, it may ask you to pay it in a lump sum or spread it over the next twelve months. If there is a surplus over a set amount, it should refund the difference. Shopping for a new insurance policy at renewal is a common way to lower the escrow portion.
How it fits into pre-approval
When a lender estimates what you can afford, it includes taxes and insurance in the payment, not only the loan amount.
